Should we revamp an older house or get a ready-made new build?<\/em><\/p>\n\n\n\n<p>But what started as wondering, soon became a reality and just over a month later we had reserved our house.<\/p>\n\n\n\n<p>I\u2019m not the best at online shopping as I find it difficult to judge something I can\u2019t actually see, and this was only amplified when it came to buying something as big as a house. It\u2019s all well and good scrolling through pages on <a href=\"https:\/\/www.rightmove.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">Rightmove<\/a>, but until you\u2019re committed enough to schedule a viewing, it\u2019s difficult.<\/p>\n\n\n\n<p>This is where the idea of new builds came in. We didn\u2019t know if we would like them, but we thought they\u2019d be a great way to \u2018window shop\u2019 and get d\u00e9cor inspiration.<\/p>\n\n\n\n<p>With the numerous horror stories associated with new builds, we were very particular about which ones we would even consider. We went for only large 4* house builders and above, as rated by the <a href=\"http:\/\/www.nhbc.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">National House Building Council (NHBC)<\/a>. This narrowed down our options and the exciting part of viewing show homes began.<\/p>\n\n\n\n<p>We actually ended up buying one of the first houses we saw, but this wasn\u2019t until after we had seen many more developments and who knows how many houses.<\/p>\n\n\n\n<p>Throughout the whole process we continued to compare other houses to \u2018ours\u2019, so I think subconsciously we had both made our minds up but were afraid to commit to anything out loud because it would make it real. It is a scarily big decision when it\u2019s your first house.<\/p>\n\n\n\n<figure class=\"wp-block-pullquote is-style-default\"><blockquote><p><strong>\u201cSales advisors will try selling you the dream, whether the house has what you\u2019re looking for or not.\u201d<\/strong><\/p><\/blockquote><\/figure>\n\n\n\n<p>What sold it for us were a few things: the house builders\u2019 quality of finish and the fact that a lot of features came as standard, while other builders were charging over the moon for basic things like having a shower over the bath! They also offered open plan living, which is something we\u2019re used to and works well for us but isn\u2019t available in a lot of properties. And the location of the plot on the development and of course the location itself were great.<\/p>\n\n\n\n<p>It basically ticked all our boxes and we highly recommend having a checklist with both a \u2018must have\u2019 and a \u2018nice to have\u2019 column. Sales advisors will try selling you the dream, whether the house for sale has what you\u2019re looking for or not, so be particular and don\u2019t be afraid to walk away if it isn\u2019t quite right. It\u2019s a big investment after all and you don\u2019t want any regrets.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"768\" height=\"1024\" src=\"data:image\/gif;base64,R0lGODlhAQABAAAAACH5BAEKAAEALAAAAAABAAEAAAICTAEAOw==\" data-src=\"https:\/\/www.mouthymoney.co.uk\/wp-content\/uploads\/2020\/05\/20191222_155134-768x1024.jpg\" alt=\"\" class=\"wp-image-6700 lazyload\" data-sizes=\"auto\" data-srcset=\"https:\/\/www.mouthymoney.co.uk\/wp-content\/uploads\/2020\/05\/20191222_155134-768x1024.jpg 768w, https:\/\/www.mouthymoney.co.uk\/wp-content\/uploads\/2020\/05\/20191222_155134-600x800.jpg 600w, https:\/\/www.mouthymoney.co.uk\/wp-content\/uploads\/2020\/05\/20191222_155134-225x300.jpg 225w, https:\/\/www.mouthymoney.co.uk\/wp-content\/uploads\/2020\/05\/20191222_155134.jpg 1101w\" sizes=\"(max-width: 768px) 100vw, 768px\" \/><figcaption><em>High quality finishes were an important selling point<\/em><\/figcaption><\/figure>\n\n\n\n<p>In terms of the location, we were after somewhere commutable to Milton Keynes, where we both currently work, but that also offered easy links to cities like London and Birmingham for current meeting requirements, and for the future if we change jobs. Looking further afield from Milton Keynes and moving north of our hometown in Oxfordshire allowed us to get more for our money.<\/p>\n\n\n\n<p>The first question a lot of people have when you tell them you\u2019re buying a house is: <em>\u201chow are you affording that?\u201d<\/em> With the highlight reel nature of social media, people tend to only see the holidays and fun activities and forget there\u2019s a whole host of things happening behind the scenes. We have always been sensible with our money. Don\u2019t get me wrong, we definitely enjoyed our university years and continue to travel the world but squirreling away a bit each month soon adds up over the years.<\/p>\n\n\n\n<div class=\"wp-block-buttons is-layout-flex wp-block-buttons-is-layout-flex\">\n<div class=\"wp-block-button is-style-outline is-style-outline--1\"><a class=\"wp-block-button__link no-border-radius\"><strong>Bryony and Ciaran\u2019s tips for saving up a deposit<\/strong><br><br>I would assume that if you\u2019re reading this you might be starting to consider buying in the near future. So rather than bore you with detail, here are some of our top tips for saving up enough money:<br><br><strong>Take advantage of current account switching bonuses and regular savers with high interest rates<\/strong> \u2013 don\u2019t be afraid to move your money around to get the best deals because it\u2019s super easy<br><br><strong>No impulse purchases<\/strong> \u2013 the Nintendo Switch may seem like a good idea, but how much will you play it in a few weeks\u2019 time?<br><br><strong>Allocate money the day you get paid<\/strong> \u2013 divide your salary between upcoming bills and savings pots, with an overall target in mind<br><br><strong>Don\u2019t be too restrictive<\/strong> \u2013 make sure you\u2019re still able to enjoy your hard-earned money or you\u2019ll end up resenting all the saving<\/a><\/div>\n<\/div>\n\n\n\n<p>The mortgage process was a bit more complex. Because my other half, Ciaran, works for a bank, he took the lead in sorting out the mortgage.<\/p>\n\n\n\n<p>After speaking with a number of mortgage brokers referred to us by the house builders, because we were told we had to have an affordability check carried out first, we decided to make use of the <a href=\"https:\/\/www.helptobuy.gov.uk\/\" target=\"_blank\" rel=\"noreferrer noopener\">Help to Buy<\/a> equity scheme. This made the most sense as it allowed us to put down a smaller deposit, leaving us with more money to kit the house out and keep a larger \u2018rainy day\u2019 fund.<\/p>\n\n\n\n<p>We also opted for a 35-year term with an initial five-year fix, mainly to reduce our monthly payments, but it\u2019s nice to have certainty during this uncertain time. However, we do plan to make overpayments to reduce the term and come re-mortgage time we will reduce it further.<\/p>\n\n\n\n<p>Getting the mortgage was fairly straightforward. The broker we used specialised in new builds, so that made the whole process a lot smoother. Because we used the broker referred to us by our house builder, the broker fees were covered by the developer. Having already gone through plenty of the detail and understanding the fees, we felt no need to look around at other brokers or mortgage lenders.<\/p>\n\n\n\n<p>It\u2019s worth pointing out that many brokers don\u2019t charge fees at all, so definitely be sure of how much you\u2019re paying and why. Don\u2019t feel pushed into using the broker recommended by the developer if you want to shop around.<\/p>\n\n\n\n<p>Because we had been saving up our deposit for a long time, when we decided we wanted to buy finding the perfect house and getting the right mortgage was actually pretty straightforward. So we were super excited when moving day finally came round, only to discover that we\u2019d have to move in the first week of the UK lockdown.
