The property chain you\u2019re in is gummed up, paperwork has gone missing and your solicitor seems to have vanished.<\/p>\n\n\n\n<p>It suddenly dawns on you \u2013 you won\u2019t\u00a0<a href=\"https:\/\/www.gov.uk\/government\/publications\/stamp-duty-land-tax-temporary-reductions-for-residential-properties\/stamp-duty-land-tax-temporary-increase-to-thresholds#:~:text=The%20SDLT%20cut%20announced%20by,and%20up%20the%20housing%20ladder\" target=\"_blank\" rel=\"noreferrer noopener\">complete before 31 March<\/a>. You\u2019re frustrated. You\u2019re angry.<\/p>\n\n\n\n<p>Why? Because it means that you\u2019ll miss the looming Stamp Duty deadline and potentially have to pay thousands more in tax.<\/p>\n\n\n\n<p>If that sounds familiar, you\u2019re not alone.&nbsp;<\/p>\n\n\n\n<p>74,000 buyers, including 25,000 first-time buyers (FTB), could miss the deadline, facing a collective tax hit of up to \u00a3142 million,\u00a0<a href=\"https:\/\/www.rightmove.co.uk\/press-centre\/decade-high-choice-to-benefit-spring-buyers-who-miss-stamp-duty-deadline\/\" target=\"_blank\" rel=\"noreferrer noopener\">according to property directory Rightmove<\/a>.<\/p>\n\n\n\n<p>That\u2019s because, from 1 April, a temporary increase in the nil-rate band \u2013 the threshold below which no stamp duty is paid \u2013 will expire after nearly two years.<\/p>\n\n\n\n<p>From 1 April,\u00a0<a href=\"https:\/\/www.gov.uk\/stamp-duty-land-tax\/residential-property-rates\" target=\"_blank\" rel=\"noreferrer noopener\">FTBs will start paying tax from \u00a3300,000<\/a>, instead of \u00a3425,000. Anything between \u00a3300,000 and \u00a3500,000 will be taxed at 5%.<\/p>\n\n\n\n<p>That means a FTB purchasing a home at the national average (\u00a3268,087,\u00a0<a href=\"https:\/\/landregistry.data.gov.uk\/app\/ukhpi\/?lang=en\" target=\"_blank\" rel=\"noreferrer noopener\">according to the Land Registry<\/a>) will continue to pay nothing.\u00a0<\/p>\n\n\n\n<p>However, a FTB in London purchasing a \u00a3450,000 property will see their tax bill jump from \u00a31,250 to \u00a37,500.<\/p>\n\n\n\n<p>It\u2019s not just FTBs who will be hit.&nbsp;<\/p>\n\n\n\n<p>From 1 April,\u00a0<a href=\"https:\/\/www.gov.uk\/stamp-duty-land-tax\/residential-property-rates\" target=\"_blank\" rel=\"noreferrer noopener\">home movers will start paying tax<\/a>\u00a0from \u00a3125,000, rather than \u00a3250,000, as it is now. They\u2019ll then pay 2% on the portion between \u00a3125,001 and \u00a3250,000, and 5% on amounts up to \u00a3925,000.<\/p>\n\n\n\n<p>If you\u2019re a buyer, missing that deadline will be incredibly frustrating. But is it a disaster? Maybe not.&nbsp;<\/p>\n\n\n\n<p>Granted, you\u2019ll have to find the extra tax up front, which may mean having to raid your savings or, in some cases, delay your purchase.<\/p>\n\n\n\n<p>But if interest rates fall over the next 12 months, as expected, you may be no worse off over the long run.<\/p>\n\n\n\n<p>The current consensus is that the Bank of England will cut interest rates from 4.5% now to around 4% by the end of the year.\u00a0<a href=\"https:\/\/www.cityam.com\/interest-rates-to-fall-to-3-5-per-cent-city-firm-predicts\/\" target=\"_blank\" rel=\"noreferrer noopener\">Some experts believe<\/a>\u00a0they could fall to as low as 3.5%. That\u2019s one percentage point less than they are now.<\/p>\n\n\n\n<p>While mortgage rates aren\u2019t directly tied to the base rate (they\u2019re influenced by\u00a0<a href=\"https:\/\/www.mouthymoney.co.uk\/mortgages\/word-of-the-week-swap-rate\/\" target=\"_blank\" rel=\"noreferrer noopener\">swap rates<\/a>\u00a0and global markets), a lower base rate often leads to cheaper mortgages over time.<\/p>\n\n\n\n<p>And if mortgage rates fall enough, you could actually save more over time than you lose in upfront tax.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Mortgage numbers crunched<\/strong><\/h3>\n\n\n\n<p>To show you what I mean, let\u2019s imagine two scenarios: buying now with lower tax or waiting a year and paying higher tax, but securing a mortgage rate that&#8217;s one percentage point lower. Both properties are in England.&nbsp;<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><a href=\"https:\/\/www.mouthymoney.co.uk\/your-questions-answered\/\">Ask our experts your money questions<\/a><\/p>\n<\/blockquote>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Scenario one: buy before the stamp duty deadline<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Purchase price: \u00a3268,087 (the current national average).<\/li>\n\n\n\n<li>Mortgage: five year-fixed rate at 90% loan-to-value (LTV),\u00a0<a href=\"https:\/\/www.moneyfactsgroup.co.uk\/media-centre\/group\/mortgage-shelf-life-drops-and-lenders-slash-rates\/\" target=\"_blank\" rel=\"noreferrer noopener\">5.4% interest rate<\/a>\u00a0(the current average at this tier). 30-year mortgage term.<\/li>\n\n\n\n<li>Stamp duty: \u00a3904.35.<\/li>\n\n\n\n<li>Five-year total cost (stamp duty plus five years\u2019 worth of mortgage payments): \u00a382,195.47.<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Scenario two: wait a year<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Purchase price: \u00a3276,129 (same property but assumes prices have grown 3% in that year).<\/li>\n\n\n\n<li>Mortgage: 90% LTV at 5.4% for the year you spend in your old property, then 4.4% for the next four in your new property. 30-year mortgage term.<\/li>\n\n\n\n<li>Stamp duty: \u00a33,404.<\/li>\n\n\n\n<li>Five-year total cost: \u00a380,796.69.<\/li>\n<\/ul>\n\n\n\n<p>Despite paying more stamp duty, you\u2019d be nearly&nbsp;<strong>\u00a31,399&nbsp;<\/strong>better off over five years if you\u2019d waited because lower mortgage rates have cancelled out the extra tax.<\/p>\n\n\n\n<p>Now let\u2019s try another example, but this time we\u2019ll assume that you\u2019re a home mover purchasing a \u00a3450,000 property.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Scenario one: buy before stamp duty deadline<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Purchase price: \u00a3450,000<\/li>\n\n\n\n<li>Mortgage: five year-fixed rate at 90% loan-to-value (LTV), 5.4% interest rate. 30-year mortgage term.<\/li>\n\n\n\n<li>Stamp duty: \u00a310,000<\/li>\n\n\n\n<li>Five-year total cost (including stamp duty and mortgage payments): \u00a3146,451.98<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Scenario two: wait a year<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Purchase price: \u00a3463,500 (same property, but assumes prices have grown 3% in that year)<\/li>\n\n\n\n<li>Mortgage: 90% LTV at 5.4% for the year you spend in your old property, then 4.4% for the next four in your new property. 30-year mortgage term.<\/li>\n\n\n\n<li>Stamp duty: \u00a3113,175 (\u00a33,175 more)<\/li>\n\n\n\n<li>Five-year total cost (stamp duty and five years\u2019 mortgage repayments): \u00a3142,407.63<\/li>\n<\/ul>\n\n\n\n<p>In this example, you\u2019d be more than&nbsp;<strong>\u00a34,044&nbsp;<\/strong>better off over five years, despite your higher tax bill, thanks to the lower mortgage rate you have secured on your new property.<\/p>\n\n\n\n<p>In fact, your new mortgage rate would only need to be 0.66 percentage points lower than your current one to cancel out the effect of higher taxes.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Clearly, the examples above are just illustrations, and they rely on certain assumptions about property values, house price growth and mortgage rates.<\/p>\n\n\n\n<p>We can\u2019t be sure, for example, that house prices will only increase 3% this year, although that\u2019s what Halifax, the nation\u2019s biggest mortgage lender, believes.&nbsp;<\/p>\n\n\n\n<p>Similarly, we can\u2019t be sure mortgage rates will fall by one percentage point over the next year \u2013 or at all.&nbsp;<\/p>\n\n\n\n<p>I\u2019ve also ignored FTBs in my calculations. There are two reasons for this: firstly, they will continue to pay nothing for purchases under \u00a3300,000, which should cover FTBs in most of the country outside London.&nbsp;<\/p>\n\n\n\n<p>And second, I would need to make some additional assumptions about rents for the second scenario. This would make like-for-like comparisons difficult.<\/p>\n\n\n\n<p>But what I hope I have shown is that while it would be (incredibly) frustrating to miss the stamp duty deadline, it isn\u2019t necessarily the end of the world.&nbsp;<\/p>\n\n\n\n<p>That\u2019s not to say that you shouldn\u2019t try to complete by 31 March if you can, as your savings will be even greater over the five years, especially if mortgage rates fall.<\/p>\n\n\n\n<p>Therefore, you should make sure you are flexible, have all your paperwork to hand and are willing to badger your lender, broker and solicitor if necessary.<\/p>\n\n\n\n<p>But if it\u2019s looking increasingly likely that you\u2019ll miss the deadline, don\u2019t stress about it.
